About Instant Assets Tokens

The IA Tokens concept aims to revolutionize the real estate industry using Blockchain technology through the development of the IAT Platform. Funds raised from this ICO will be used to develop the IAT blockchain and our existing management company that is currently operational will undertake the asset management. The Platform will cater to the Philippines market first and we look to expand into other developing markets in Asia.

Our revenue model is based on the following factors:
• Asset management services
• Subscription fees from agents/brokers listing on the portal
• Fees taken from agents/brokers commission for pre-selling projects when we pay them in full on behalf of the developers
• 5% fee on home owners operating short term leases (similar to Airbnb but they are charging 15-20% for landlord and tenant combined)
• Leasing of company assets
• However, the focus and most profitable will be from the fees from home owners leasing activities and agents/brokers subscription fees for the IAT portal which is why the financial forecast is focused on these 2 areas.

We can look at the use cases from groups of users that are integral to any real estate market.
1. Property Owners
– Securing short term leases will now greatly reduce the service fees that are now being charged by traditional sites like AirBnb where the charges on landlord and tenant amounts to 15% – 20%. The platform will only be charging a total of 5%, which will be split between the landlord and tenant.
– Rent can be collected in tokens
– Commission payable to agents/brokers can be paid in tokens and terms of the sale or lease will be secured by a smart contract, which will eliminate the usual disputes between owner and agent since it will be immutable once set.
– They can engage asset management services for their properties and pay in tokens
2. Agents/Brokers
– Listing of their client’s property can be done on the portal and paid in tokens
– They will be able to receive their commission in tokens
– They can receive your full sales commission from selling of new and pre-selling projects for developers and not have to wait for years, as developers will pay out the commission over time as the buyer progressively pays the developer. IAT will have a back-to-back smart contract with the developer to undertake the commission payable and pays the agent the full sum first less a small fee.
3. Developers
– They can list their projects on the portal for sale or lease
4. Hotel Operators
– They can put up their rooms on the portal for bookings
5. Partner Merchant
– We will be looking to secure various partner merchants to cater to the various needs of the users. So far, we have secured partnerships with a laundry and online mall where they will accept the tokens as payment

Lastly, we will mitigate the volatility of the end users by implementing a 2 token system where each country will have their own native IA tokens pegged to their own native currency that is built on a separate blockchain.
